The acreage is part of the 156-acre Pearson Ranch mixed-use development. Plans call for 410 homesites across multiple phases, mixing 40-, 45-, and 50-foot single-family homes with two types of attached row townhomes.

Land development is expected to begin in early 2027, with sales anticipated in 2028.
Amenities include a community center with a pool, shaded gathering areas, a nature-inspired playground, open lawns, a boardwalk, and walking trails. Residents will have access to 15 acres of parkland and a trailhead connecting to Austin's trail system.
