Viceroy Residences Austin Under Construction at 300 Pressler

Viceroy Residences Austin, a 146-unit, 6-story residential project totaling 299,373 square feet, is under construction at 300 Pressler Street in the Market District near Lady Bird Lake. Pearlstone Partners is developing, with KTGY as architect. The project was previously tracked as The Belvedere.

Amenities include a 75-foot resort-style pool with lap lane, poolside lounge and bar, fitness center, and a wellness spa with cold plunges, infrared and Halo+ red light therapy, saunas, and treatment rooms. Also planned: owners' lounges, a sports lounge with multi-sport simulator, co-working and conference space, a theater room, secure garage parking, and a pet lounge with grooming station.

The project offers direct access to the Butler Hike-and-Bike Trail and includes an on-site public park with upgraded walkways and bikeways connecting to the surrounding trail network.

Correction, Oct. 21, 2026: An earlier version of this story said the project broke ground in September 2026 and that filings showed its unit count falling from 158. Construction was already under way on building permits issued in 2022, and no filing shows 158 units.
