Evermere at Trinity, a 233-unit affordable development at 865 W Trinity Lane, broke ground April 9 and is under construction. Metro permit records show work permitted for the clubhouse, pool and residential buildings at the address. Dominium is developing, with architecture by Smith Gee Studio.

All 233 units carry income and rent restrictions at 60% AMI or less, using income averaging. The mix: 55 two-bedroom, 104 three-bedroom, and 74 four-bedroom units. Financing comes through the Section 42 program with low-income housing tax credits from THDA.

The former truck yard site allowed for larger two- to four-bedroom floor plans. Amenities include a clubhouse, fitness center, pool, playground, private balconies, in-unit washers and dryers, stainless steel appliances, and outdoor spaces. A bus stop and mail kiosk are planned.

Dominium acquired the land February 5, 2026. Completion is slated for the end of 2026. Metro Council adopted a resolution December 4, 2025 authorizing MDHA to negotiate and enter into a PILOT agreement for the project. This is Dominium's fourth Nashville development, with partners including PNC Bank, JPMorgan Chase, Colliers, On Track Ministries, Winthrop & Weinstine, Catalyst Design Group, Braun Intertec, and THDA.
