Rutledge Hill Three-Tower Site Listed for Sale
The eight-parcel, 3.36-acre Rutledge Hill site bounded by Middleton Street, Hermitage Avenue, Rutledge Street and Lea Avenue, long eyed for a three-tower mixed-use project by GBX Group and Essex Development, is on the market.

The 3.36-acre, eight-parcel Rutledge Hill site long eyed for a three-tower mixed-use project was listed for sale in September 2026 for an undisclosed asking price, leaving the development's future uncertain. GBX Group and Essex Development are the developers, with design by Snohetta.

The previously proposed plan, which was under review rather than approved, called for three towers: a 200-room luxury hotel with condominiums, a lifestyle hotel tower, and a residential tower with 154 units. The program also included a 97,500-square-foot retail village, office space and 777 underground parking spaces.

The site is bounded by Middleton Street, Hermitage Avenue, Rutledge Street and Lea Avenue. The plan preserves six historic buildings, including 19th century homes, for reuse as restaurants and culinary destinations.

Amenities included a farmer's market and other entertainment options, plus a medical clinic and a police office. With the property on the market, the status of these plans is unclear.
