Austin's Citywide Density Bonus Code Overhaul, affecting multiple council districts, aims to refine development rules for mixed-use projects citywide. City Council approved it on May 21, 2026.
The overhaul targets the city's density bonus code, impacting how mixed-use buildings integrate into neighborhoods. In exchange for 15, 30, 45 or 60 feet of extra height, developers must provide on-site affordable housing or other community benefits, or in some cases pay into the Austin Housing Trust Fund. The program replaces the DB90 density bonus.
Correction, Oct. 21, 2026: An earlier version of this story said the program excludes affordable units and gave an Oct. 1, 2025 completion date. The program trades extra height for on-site affordable housing or other community benefits, and the council approved it May 21, 2026.
