731-Unit Mixed-Use Towers Approved on East Riverside
A 731-unit mixed-use project with a 513-room hotel won approval at 1404 & 1712 E. Riverside Drive in Austin's South Shore district.

The 1404 East Riverside PUD & South Shore PUD Addition has been approved at 1404 & 1712 E. Riverside Drive along Lady Bird Lake. The 1.3 million-square-foot project includes 731 residential units, a 513-room hotel, and towers reaching 180 feet. South Shore Apartments Owner LP is developing the 1404 E. Riverside portion; Grayco SS Land 2011, LP / Grayco Partners is handling 1712 E. Riverside.
The approval combines the 1404 East Riverside PUD with an addition to the existing South Shore PUD, clearing the way for the lakefront high-rises. Fifteen of the residential units are affordable.
Amenities include a pool deck, sky lounge, green roof, lakefront open space, and direct access to the Ann and Roy Butler Hike-and-Bike Trail. The project commits to Austin Energy Green Building 3-Star certification at minimum under the 2025 rating.
The site sits on the East Riverside corridor between downtown and Austin-Bergstrom International Airport, with access to I-35 and SH-71.
