1404 East Riverside PUD: 381 Units Proposed

Proposed for 1400½, 1404, 1404½, and 1408 East Riverside Drive, the 1404 East Riverside PUD features 381 units in Austin's East Riverside neighborhood. The development spans about 427,000 gross sq ft, with architecture by Ziegler Cooper and development by South Shore Apartments Owner LP.

Rising 180 feet, amenities include a 1.17-acre public parkland, a public plaza, and 13,000 sq ft of private open space. It offers 150% of required long-term bicycle parking and EV charging for 25% of spaces, with 10% initially equipped.

The project includes 15 affordable units and targets a minimum 3-star Austin Energy Green Builder certification. ADA-accessible units comprise 2.5% of residences. Additional features: pool deck, sky lounge, and public water bottle filling station.

Correction, Oct. 22, 2026: An earlier version of this story said the project includes 513 hotel rooms and spans 1.3 million sq ft. The city's staff report describes 381 apartments in about 427,000 gross sq ft and no hotel.
