Peachtree Palisades Sells for $30M, Converts to Medical Office

Peachtree Palisades, a seven-story, 133,000-square-foot office building at 1819 Peachtree Road NE in Buckhead, has sold for approximately $30 million. Holder Properties sold the property to SG Property Services in October 2026. Built in 1968, the building was fully renovated in 2019.

The buyer is converting the building to medical office space, with roughly 50,000 square feet of clinical leasing delivered at closing. The property sits 0.2 miles from Piedmont Atlanta Hospital and under a mile from The Shepherd Center.

Ahead of the conversion, Holder closed bridge financing from First Carolina Bank for garage and plumbing upgrades. Patterson Real Estate Advisory Group advised. The building has 20,000-square-foot floor plates; the top two floors were unleased at the time of financing.

Amenities include a grab-and-go market and café, renovated tenant lounge, outdoor dining and collaboration areas, showers and lockers, on-site security, and covered parking with direct building access. Recent tenant buildouts at the property include an OFW Pediatrics space permitted in November 2025.
