Northbend Set to Break Ground at Corporate Square in Brookhaven
Northbend, Third & Urban's mixed-use plan for Corporate Square in Brookhaven, was rezoned in 2025 and is set to break ground in mid-2026.
Northbend, a mixed-use project, is planned for Corporate Square, a 32-acre site between I-85 and Buford Highway in Brookhaven, Atlanta. Brookhaven rezoned the site for it in April 2025, and the first phase is set to break ground in mid-2026. Developed by Third & Urban, the first phase calls for 390 apartments, 140 corporate housing units and 142 townhomes, and later plans may add a 150-room boutique hotel.
Amenities feature a 1-acre public plaza and 5 acres of green space. Sidewalks and trails will connect to the Peachtree Creek Greenway. Public art and corporate housing are also planned.
Northbend aims for LEED Neighborhood Development certification, focusing on sustainability. Notably, it lacks affordable housing units.
Correction, Oct. 21, 2026: An earlier version of this story called Northbend a 1,970-unit proposal with 350 hotel rooms. Brookhaven rezoned the site in April 2025, no source gives those totals, and the plans list one 150-room boutique hotel.
