Construction has begun on the Atkins Park Collection at 780 North Highland Ave NE in Virginia-Highland. A building permit valued at $2,612,109 has been issued for the 61,120-square-foot retail portfolio spanning three blocks. Third & Urban is the developer.

The largely vacant building at 780 North Highland is the centerpiece. Plans call for an indoor-outdoor courtyard with new retail suites, updated facades, and streetscape improvements. More than $3 million is being invested in building and streetscape upgrades across the portfolio.

Third & Urban acquired the first phase, totaling 35,370 square feet, in December 2024, and the second phase in September 2025. Bridger Properties' Shelbi Bodner and Lexi Ritter are handling retail leasing.

Work started in October 2026, with completion expected in 2027. All businesses on the block remain open during construction.
