GuildHouse Wins Develop Fulton Bond Inducement on Marietta Boulevard

Develop Fulton's board has approved a bond inducement resolution for GuildHouse, Vida Companies' $107.6 million mixed-use project at 2051, 2085 and 2095 Marietta Boulevard NW in Atlanta's Bolton neighborhood. The late-October vote is a first step toward an incentive package. No dollar amount was specified.

The plan now calls for about 310 apartments and 39 rental townhomes. That is more than 40 fewer apartments than earlier estimates. Fifteen percent of the residences would be workforce housing for households earning up to 80 percent of area median income. The project also includes 7,200 square feet of retail and coworking space. Geheber Lewis Associates is the architect.

Vida's timeline calls for closing on financing in the fourth quarter of 2026, according to Develop Fulton. Construction, requiring roughly 600 workers, is expected to take about two years. Earlier construction timelines have been delayed.

The project is expected to create about 623 construction and permanent jobs and about $419 million in economic impact. More than $12 million in community investments are planned, including infrastructure upgrades, environmental cleanup, public art and a $1 million pocket park.

The 6.68-acre site assembles three formerly industrial parcels. They sold for $13.05 million in 2023, according to brokers Marcus & Millichap.
