Raeden AI Data Center Under Construction in Dunwoody
Raeden is building an 88,000-square-foot AI data center at 40 Perimeter Center East in Dunwoody, with up to $500 million in upgrades planned.

Raeden's Dunwoody AI Data Center is under construction at 40 Perimeter Center East: a two-story, 88,000-square-foot building on a 12.76-acre campus. Permits were issued September 15, 2026.
The site is a former Coca-Cola enterprise data center, vacant for about nine years. Lincoln Rackhouse bought it in 2017; Raeden later signed a lease-to-buy agreement. Plans call for up to $500 million in building upgrades plus roughly $2 billion in computers.
Alembic Technologies signed a lease of at least 10 years as the single tenant. Raeden aims to reactivate the center by late December 2026. Crews are demolishing an on-site parking deck; the building footprint will not expand. Georgia Power is the utility provider.
The project could generate more than $300,000 annually for Dunwoody. Residents have raised quality-of-life concerns, saying they were not properly notified about the construction.
