Novel Blandtown Under Construction on Huff Road NW

Novel Blandtown, a 250-unit mixed-use project, is under construction at 1095 and 1121 Huff Road NW in Blandtown. The seven-story building is being developed by Crescent Communities, with Niles Bolton Associates as architect and Peachtree Corners-based Fortune-Johnson as general contractor.

Vertical construction began October 7, 2025, after demolition and groundwork started in late 2024. The site previously held a PDI Kitchen, Bath, and Lighting showroom and a vacant triangular lot. Completion is scheduled for early 2027.

The project includes a six-story parking deck with 322 spaces, described by designers as carefully concealed and topped by a pool and clubhouse. Other amenities: grills and social zones, and an urban plaza with a grassy knoll. Roughly 50 bicycle spaces are planned per Beltline Design Review Committee designs. A planned 4,700-square-foot retail building with rooftop patio is paused as a future phase; the plaza takes its place for now.

Twenty-five units, 10 percent of the total, are reserved for tenants earning 60 percent of AMI or less under the Beltline Inclusionary Zoning Ordinance. The site sits near the Beltline's Westside and Northwest Trails.
