Lealman Heights Breaks Ground in St. Petersburg
Habitat for Humanity Tampa Bay Gulfside broke ground on Lealman Heights, a 26-unit affordable townhome project at 4000 58th Ave N in St. Petersburg.

Lealman Heights, a 26-unit affordable townhome development, is under construction at 4000 58th Ave N in St. Petersburg's Lealman area. Habitat for Humanity Tampa Bay Gulfside is developing the project, with architecture by G2 Design, LLC. Groundbreaking and infrastructure work began October 15.
The townhomes are part of a broader 57-home Habitat community in Lealman that includes 31 single-family homes. Each two-story, three-bedroom townhome runs about 1,500 square feet with an attached garage. The townhome parcel covers 1.74 acres; the full build site spans about six acres. Vertical construction is expected in summer 2027, with completion December 31, 2027.

All 26 units are reserved for buyers earning 30% to 80% of area median income, priced between $240,000 and $280,000 based on income. The property sits in a community land trust with a 99-year renewable ground lease. Buyers receive zero-down, zero-percent-interest fixed-rate mortgages with no PMI, and must complete 38 homebuyer education classes and 350 to 450 sweat equity hours.
The project costs approximately $10 million. Pinellas County is contributing about $2.29 million: $1.8 million from Penny for Pinellas and $465,000 from the Lealman Community Redevelopment Area. The Housing Finance Authority of Pinellas County acquired the parcels in 2016.
