The approved Chestnut House site at 1122-1126 Third Ave. S. sold for $2 million in August 2026. Plans call for 40 units over 4,500 SF of retail.

The approved Chestnut House site at 1122-1126 Third Ave. S. sold for $2 million in August 2026 to an LLC affiliated with Castlerock Asset Management, owner of The Westin Nashville/SoBro building. The four-story mixed-use project calls for 40 residential units above 4,500 square feet of retail.

The site spans three parcels at 1122, 1124 and 1126 Third Ave. S. Root Architecture designed the building.

An LLC affiliated with Rob Bellafant and Mike Burke of 615 Ventures paid $1.75 million for the property in July 2025. The owners sought a special exception from the Metro Planning Commission to reduce current zoning step-back requirements, with a Feb. 19, 2026 meeting scheduled.

The site sits adjacent to the Layman Drug Building at 1128 Third Ave. S., across from Fork's Drum Closet.
