Scotiabank has purchased Victory Commons One, the 15-story Class AA office tower at 2601 Victory Avenue in Victory Park. The sale closed November 3, 2026; DCAD lists a $150 million taxable value. Hillwood Urban developed the 364,469-square-foot tower with Affinius Capital.

Completed in 2022, it is adjacent to the American Airlines Center near Goldman Sachs' new campus, and Hillwood Urban is advancing plans for the next phase of Victory Commons. The building was 93% leased with a 12.2-year WALT when listed.

Scotiabank leases roughly 133,000 square feet across four floors for its regional hub, and the bank ultimately plans to employ more than 1,000 people there. The bank plans to invest $60 million over three years and received roughly $14 million in grants plus a 10-year city property tax abatement. A TDLR filing for the Scotiabank HUB tenant improvement covers about 100,000 square feet at $20 million across suites 900, 1000 and 1100.
Amenities include a one-acre park, a 4,000-square-foot tenant lounge, a fitness center, and a 5,000-square-foot sky garden.
