Trammell Crow Files $38M Plan for 248-Unit Grapevine Apartments
Trammell Crow registered a $38 million, 315,000-square-foot TDLR filing for its 248-unit Avina Grapevine Apartments at 2800 Grapevine Mills Parkway, with work set to start Feb. 1, 2027. Grapevine approved the project in June after two rejections.

Trammell Crow Company registered TCC Avina Grapevine Apartments, a 248-unit project at 2800 Grapevine Mills Parkway, with the Texas Department of Licensing and Regulation on Oct. 28, 2026. The filing lists a $38 million construction cost and 315,000 square feet across 11 buildings, with work set to start Feb. 1, 2027 and wrap Feb. 1, 2028. GFF is the design firm, and the owner of record is TC Grapevine Land, LLC.
Grapevine City Council approved zoning and a final plat for the project June 2, 2026, after twice rejecting earlier versions: a 296-unit proposal in 2024 and another denied May 19, 2026.

The 11 buildings include 8 efficiency, 162 one-bedroom, 49 two-bedroom and 29 three-bedroom units, plus an amenity and leasing building.
The apartments sit within the Grapevine Village mixed-use development, which allows up to 750 hotel rooms across three hotels. First up: a six-story, 222-room Sandman Signature Hotel with a 275-seat restaurant and roughly 4,000 square feet of banquet space. Trammell Crow is partnering with Northland Properties on the development.
