CoreSite has filed plans with the Texas Department of Licensing and Regulation for DA1, a two-story, 230,000-square-foot data center at 2701 E. Grauwyler Road in Irving. The American Tower-owned company's first Texas facility carries an estimated construction cost of $200 million.
The TDLR filing (TABS2026029194, registered August 31, 2026, review complete) describes a two-story base building with minor interior fit-out. Owners of record are Cantex Grauwyler LLC and CoreSite Real Estate IRV LLC.
Construction is scheduled to start January 4, 2027, with completion December 31, 2028. The roughly 50-acre site was acquired in 2023 by CanTex Capital and Nicola Wealth Real Estate from a Broadstone Net Lease affiliate. A master plan could support up to three two-story data center buildings across about 37 acres.
