35 Eagle Industrial Park Phase IV Under Construction in Fort Worth
Trammell Crow and PGIM are building the 755,793-square-foot final phase of 35 Eagle Industrial Park in Fort Worth, with delivery targeted for summer 2027.

Construction is underway on 35 Eagle Industrial Park Phase IV at 2501 Eagle Parkway in Fort Worth, at the northwest corner of Interstate 35W and Eagle Parkway. The three-building, 755,793-square-foot project sits on about 58 acres. Trammell Crow Company is developing it in a joint venture with PGIM Real Estate, with design by Alliance Architects.

The fourth and final phase of the park includes Building 1, a 508,500-square-foot cross-dock facility with a 40-foot clear height, 500-foot depth, and up to roughly 450 trailer positions. Buildings 2 and 3, at 106,814 and 140,479 square feet, are rear-load designs with 32-foot clear heights.
Site work began February 2, with delivery targeted for summer 2027. Estimated construction cost is about $40 million, including a $25.0 million filing for Building 1. Fifth Third Bank and American National Bank provided construction financing. FCL Builders is general contractor, Halff is civil engineer, and CBRE handles leasing.
