Tri Pointe Homes has won approval for Tri Pointe at Pearson Ranch, a 410-home community on 85.6 acres at the northeast corner of SH 45 and West Parmer Lane in Northwest Austin. The site is part of the 156-acre Pearson Ranch master development, led by Inspire Development.

Plans call for single-family homes on 40-, 45-, and 50-foot lots plus two elevations of attached row townhomes, built across multiple phases. The residential plan replaces earlier designs for a 600,000-square-foot office park.
Amenities include a community center with pool, playground, and walking areas, plus 15 acres of parkland and a trailhead connecting to Austin's trail system.
Land development is expected to start in early 2027, with vertical construction slated for Q4 2027 and sales beginning in 2028. The site sits near Apple, Dell, PayPal, Amazon, and Visa. Pearson Ranch also includes the 306-unit Eden apartments and JPI's upcoming 342-unit Jefferson Pearson Ranch complex.
