37-Story Tower Approved at 504 E 5th St Downtown
Riverside and Gensler's 37-story, 242-unit mixed-use tower at 504 E 5th St has been approved, rising 460 feet at East 5th and Red River.

A 37-story mixed-use tower has been approved at 504 E 5th St, at the corner of East 5th and Red River streets. The project, known as 5th + Red River, includes 242 units across 321,867 square feet. Riverside is developing, with Gensler as architect.
The tower rises 460 feet, among the taller residential projects in the downtown pipeline. The approval moves the project from proposed status and marks its first formal tracking with full specifications.
Amenities span multiple levels: a rooftop pool deck on level 37 with skyline and Lady Bird Lake views, a sixth-floor amenity level, and ground-floor retail with a public plaza.
The site sits in the Red River Cultural District, blocks from the Austin Convention Center, with direct access to I-35. CapMetro bus routes serve the area, and the Red Line's Downtown Station at 4th and Trinity is within walking distance.
