CityView Mixed-Use Redevelopment Approved on Loop 360
AREIT City View LLC won approval for a 475-unit mixed-use redevelopment at 1120 and 1122 South Capital of Texas Highway, replacing the CityView office complex.
The CityView Mixed-Use Redevelopment has been approved at 1120 and 1122 South Capital of Texas Highway in West Austin. The project calls for roughly 475 residential units in a mixed-use building capped at 70 feet. AREIT City View LLC is the owner and applicant; Drenner Group, P.C. is the agent.
Rezoning case C14-2025-0089 took the 15.518-acre site from Limited Office and Neighborhood Commercial to LR-V-CO-DB90. The site currently holds the CityView 1-3 office complex and a parking garage. The rezoning allows a 40-foot base height plus 30 feet through the DB90 density bonus.
DB90 requires 12 percent of rental units at 60 percent MFI, or 10 percent at 50 percent MFI, for 40 years. A conditional overlay bars off-site accessory parking and pedicab storage or dispatch.
The Zoning and Platting Commission recommended approval 6-3 on July 21, 2026. A valid petition was filed in opposition.
