The 1404 East Riverside PUD, a mixed-use project at 1400½, 1404, 1404½, and 1408 East Riverside Drive, has been approved. Mill Creek Residential is the developer, with Ziegler Cooper Architects designing.

The project totals 1.3 million square feet across towers reaching 180 feet, with 381 residential units, 513 hotel rooms, and 1,300 parking spaces. Fifteen units are designated affordable.
Amenities include a pool deck, sky lounge, green roof, lakefront open space, and a public plaza. The project dedicates 1.17 acres of public parkland with direct access to the Ann and Roy Butler Hike-and-Bike Trail, plus a public water bottle filling station, long-term bicycle parking, and EV charging.
The project is targeting Austin Energy Green Building 3-Star certification and now moves to permitting and construction.
