Permits Issued for 396-Unit The Kent on Kramer Lane

Building permits have been issued for The Kent, a 396-unit, seven-story project under construction at 2631 Kramer Lane in North Austin, near The Domain. The 381,403-square-foot building sits on 2.9 acres and rises roughly 80 feet. HPI Real Estate Services is developing, with Belshaw Mulholland Architects designing.

The permits cover the project in phases, with filings listing 159, 111, 109, and 17 units, each valued at $48 million. Construction started August 18, 2026, with completion slated for mid-2029. The project was previously filed with the city as Kramer Lane Multifamily in 2022 and 2023.

The stick-frame building stacks five levels of apartments over a three-level garage, one level underground. Units run studios through three-bedrooms, 396 to 1,954 square feet, with 9- to 12-foot ceilings, wood-style flooring, quartz countertops, side-by-side refrigerators, and wine coolers. Ellie Aiello Interiors is the interior designer; Greystar will manage.

Amenities include a pool, two-story fitness center with bouldering wall, sauna and cold plunges, yoga and Pilates studio, clubroom, speakeasy, movie room, podcast and creator's studio, makerspace, coworking space with conference rooms and private offices, pickleball and basketball courts, beer garden, dog park with washing station, storage units, EV chargers, and package and rental lockers.

The site sits less than a quarter-mile from the future UT Dell Medical Center and MD Anderson Cancer Center campus. HPI invested more than $20 million of its own capital; its investor round closed within two weeks, oversubscribed by over 50 percent.
