A renovation is underway at Sail Tower (Block 185), 601 W. 2nd Street in downtown Austin. An August 11, 2026 TDLR filing covers 68,875 square feet of office and amenity space at an estimated $25 million. Cushing Terrell is the design firm.

Work began August 14, 2026, with completion expected May 17, 2027. A separate registered project at the address, 601 W 2nd - PH2A, is valued at $2,915,000.
The 35-story, 594-foot tower totals roughly 804,000 square feet and was completed in 2022. It includes 1,411 parking spaces, terraces at every level, a fitness center, dining, ground-floor retail, and LEED Platinum certification. Trammell Crow developed the tower; Pelli Clarke Pelli was design architect and STG Design executive architect.
Google signed a full-building lease in 2019 running through 2038 and began moving employees in during 2025. Cousins Properties acquired the building for $521.8 million in December 2024.
