The Overlook at Avondale Estates, a 66-unit senior affordable project at 2741 E. College Ave., has topped out and opens spring 2027.
The Overlook at Avondale Estates, a 66-unit affordable senior community, has topped out at 2741 E. College Ave. The four-story building is the city's first senior affordable housing project. TBG Residential is developer, general contractor, manager and long-term owner. A $10 million building permit was issued for the project, which replaces a former auto service lot.
The building includes 27 one-bedroom and 39 two-bedroom units, averaging 750 and 950 square feet. All units are reserved for tenants 55 and older earning at or below 60% AMI. Rents run roughly $800 to $1,600.
Amenities include a community room, computer room, fitness center and 47 surface parking spaces. Funding comes from federal and state LIHTC and two Georgia Department of Community Affairs loans.
The project is expected to open in spring 2027. The site sits near MARTA's Avondale station.
