Water Club St. Pete Beach, a 129-unit mixed-use project from Kolter Urban, will rise at 73 75th Avenue at the waterfront end of Corey Avenue. Two eight-story buildings are designed by GROH Architecture, with interiors by ID & Design International. Completion is expected by the end of 2029.

The St. Pete Beach City Commission approved the project on October 28, 2025, after the unit count dropped from 133 to 129. Residences run roughly 1,800 to 3,800 square feet with 10-foot ceilings, 11-foot in penthouses, plus private bay-view terraces and elevator lobbies. The project was rebranded from Corey Landing in September 2026.

The project includes about 12,000 square feet of retail and restaurant space and more than 400 parking spaces: 330 for residents, 50-plus for public and rideshare use. Amenities include a rooftop pool and spa, sunset terrace, fitness and yoga studios, gaming lounge, clubhouse with bar, sports and pickleball courts, pet park, 24-hour concierge, and lifestyle director. Waterfront components: a private 31-slip marina, eight public Class A slips, kayak launch, public water taxi dock, and promenade.

Kolter assembled the site for about $15.1 million across three parcels: the main parcel at $9.85 million, 75 Corey Avenue at $3.5 million, and 85 Corey Circle at $1.75 million. Approval conditions require a new public waterfront park with a shaded pavilion and a one-time $150,000 payment to the city. Construction is expected in 2027, with reports pointing to mid-year or the second half.
