Institutional Property Advisors and Marcus & Millichap represented the seller. Kathy Permenter and Moody Younger of Younger Partners Investments represented the buyers. IPA's Adam Mengacci and Travis Headapohl arranged acquisition financing through a regional bank senior loan and preferred equity from a national REIT. The property was previously refinanced with a $36 million fixed-rate loan arranged by BWE's Matt Good from a life insurance company lender.

The center anchors a 255-acre master-planned regional retail and mixed-use development planned for more than 600,000 SF. It sits at I-20 and Spur 557 with visibility to more than 61,000 vehicles per day. Kaufman County is the fastest-growing county in Texas and third-fastest in the U.S.
