SEVEN20 Parking Garage Sells for $110M at Legacy Union

Highwoods Properties has acquired SEVEN20 at Legacy Union, the 14-level parking garage at 720 South Church Street in Uptown Charlotte, for $110 million. Lincoln Harris developed the facility as part of the 10.2-acre Legacy Union development. The sale closed August 21, 2025.

Built in 2019, the garage holds 3,057 stalls across roughly 1.07 million square feet, making it the largest office parking facility in the Carolinas. It includes 14,360 square feet of ground-floor retail along Church Street, a double-helix design, two elevator towers with five high-speed elevators, and a fifth-level pedestrian bridge to Bank of America Tower.

Highwoods' total investment is approximately $111.5 million, including planned upgrades. The company projects about $8 million in net operating income in its first four quarters. Roughly 70 percent of garage income comes from long-term office leases averaging nine years.

The facility serves 1.2 million square feet of Highwoods-owned office space at Legacy Union.
