Mid-America Apartment Communities has proposed a 275-unit mixed-use development at 6920 Fairview Rd in SouthPark. The project would rise up to 120 feet on the former Regal Cinemas site at Phillips Place.

Rezoning petition 2026-050, filed by Mid-America Apartments, L.P., seeks to rezone the 3.65-acre site from MUDD-O SPA to RAC(CD). The site sits south of Fairview Road, east of Cameron Valley Parkway, and north of Garden Terrace Court. Plans call for up to 275 multi-family units and 15,000 square feet of commercial space.

The project would join Phillips Place, a 134,000-square-foot open-air mixed-use center. City Council held a public hearing on the rezoning on October 19, 2026. Planning staff recommends approval. The Zoning Committee is set to take up the petition on November 4.

The Phillips Place retail property at 6800 Fairview Rd sold for $144.8 million in November 2025.
