Project Longhorn Building One, a one-story, 498,165 sq ft data center, has been approved at 382 Earl Callahan Road in Cedar Creek, southeast of Austin. Estimated cost is $366 million, roughly $735 per square foot. BlackChamber Partners LLC is developing, with Gensler as design firm of record.

The pre-engineered metal building carries Type II-B construction for data center and business occupancy. It was filed with TDLR on Oct. 7, 2026 under registration TABS2027002962. Construction runs Nov. 30, 2026 to Jan. 31, 2028. Roger Donald Wallace is listed as owner and developer of record.

Building One is the first of two data center buildings planned for the 2,842-acre property. The broader campus is valued at $2.2 billion and includes a 710 MW grid-independent natural gas power plant, enough for roughly 490 MW of data center load. Anthropic is reportedly in talks to lease the campus; no tenant is named in the filing.

The developers withdrew their Chapter 312 tax abatement and JETI applications in August 2026, so the project will pay full property taxes. Neighbors have raised environmental and community concerns. The project also cleared a statewide permit pause ordered by Gov. Abbott.
