Construction began September 1 on a 545-unit mixed-use development at 8605-8613 North Lamar Boulevard and 604-706 Beaver Street in north Austin. Completion is expected by the end of 2030. 8609 N Lamar LLC is developing the project, with architecture by Skidmore, Owings & Merrill.

The 2-plus-acre site currently houses auto shops. Plans call for 545 multifamily units with ground-floor commercial along North Lamar. Total reported square footage is 2,500,000.

The project required a neighborhood plan amendment (NPA-2026-0026.01) and rezoning (C14-2026-0030). Proposed zoning includes the DB90 density bonus program, which carries affordability requirements. The Planning Commission heard the case October 13. Drenner Group's Leah M. Bojo represented the applicant.

The corridor is proposed for a future light rail extension.
