Minto Communities GTA has filed a zoning application for Grand Park Village, a 2,631-unit mixed-use development at 2 Audley Street in Mimico, with architecture by Wallman Architects. Five towers would rise from 5- to 8-storey podiums.

The towers reach 34, 39, 42, 52 and 54 storeys, from 119 to 177.9 metres. All units are market-rate rentals: 281 studios, 1,417 one-bedrooms, 669 two-bedrooms and 264 three-bedrooms. Gross floor area totals 174,605 square metres at an FSI of 9.12.

The 19,138-square-metre assembly (4.73 acres) spans 2 and 10 Audley Street and 29, 31, 39, 59 and 71 Portland Street. Minto acquired the properties from Freed Developments in 2022 for roughly $129 million. Freed's 2016 proposal called for five buildings of 6 to 32 storeys; tribunal approvals in 2022 permitted two towers of 20 and 24 storeys. The new plan includes 415 parking spaces, 994 bicycle spaces, ground-floor retail, a two-storey daycare, an interior courtyard, parkland covering about 10 percent of the site, and a 208-square-metre POPS.

The site sits within the Mimico-Judson Secondary Plan and a Protected Major Transit Station Area near Mimico GO. A separate Block D site plan at 1 Audley Street and 8 Newcastle Street was revised to 41 storeys and 446 rental units in October 2026.
