Construction is underway on a 474-unit purpose-built rental tower at 9 St Dennis Drive in Flemingdon Park. The 38-storey building is developed by Osmington Gerofsky Development Corporation and designed by architectsAlliance. Completion is expected in the first quarter of 2029.

The project includes 95 affordable one-bedroom suites, 20 percent of the building. Unit mix spans 90 studios, 210 one-bedrooms, 126 two-bedrooms and 48 three-bedrooms, from 282 to 952 square feet. The project is backed by $185 million in federal financing through CMHC's Apartment Construction Loan Program.

The building will run on 100 percent geothermal heating and cooling via 99 boreholes, with projected energy use 60 percent lower and GHG emissions 80 percent lower than code. Amenities total more than 18,000 square feet indoors and out, including a coworking space, fitness centre, sauna, children's room, guest suites, lounge, party room, workshop, parcel storage, 24-hour security and a landscaped terrace with BBQ areas. The development adds roughly 0.7 acres of public parkland and is phase one of a multi-phase redevelopment.

The site sits across from the future Ontario Line Flemingdon Park station and near Don Valley Station on Line 5.
