A 780-unit purpose-built rental development has been resubmitted for Site Plan Approval at 253-263 Viewmount Avenue in Glen Park. Developed by Osmington Gerofsky Development Corp with architecture by Wallman Architects, the project comprises two towers of 32 and 36 storeys, the taller reaching 394 feet.

The revised Site Plan Approval submission, filed in July 2026, reduced the towers from the 36 and 39 storeys in the Ontario Land Tribunal settlement and cut the unit count from 1,033. City Council endorsed the OLT settlement in October 2025; the tribunal issued its final order July 30, 2026.

The unit mix includes 65 studios, 393 one-bedrooms, 243 two-bedrooms, and 79 three-bedrooms. Gross floor area totals 51,206 square metres, an FSI of 9.10 on the 5,642-square-metre assembly. Three underground levels provide 252 resident and 11 visitor parking spaces.

Amenities comprise 1,607 square metres of indoor and 1,350 square metres of outdoor space, ground-floor retail, and a mid-block pedestrian connection. A minimum 563-square-metre parkland dedication will expand the adjacent Benner Park.

The site sits approximately 100 metres from Glencairn Station on TTC Line 1.
