Parkway Towers Hotel Conversion Under Construction Downtown
Tourbineau Real Estate Partners is converting the 21-story office tower at 404 James Robertson Parkway into a 330-room dual-brand Hyatt, with completion expected in mid-2028.

The Parkway Towers hotel conversion is under construction at 404 James Robertson Parkway, across from the Municipal Auditorium. Tourbineau Real Estate Partners is converting the 21-story, 1968-vintage office tower into a 330-room dual-brand Hyatt totaling roughly 204,600 square feet. STG Design is the architect.
Metro issued a commercial rehab permit for the office-to-hotel conversion in May 2026, followed by a June 2026 permit for limited demolition, including the entrance courtyard, exterior window removal and interior demolition. The Metro Planning Commission heard the concept plan April 9, 2026. Completion is expected in mid-2028.

The hotel will pair Hyatt Studios with Reframe Nashville, a boutique brand under the Unscripted by Hyatt lifestyle flag. Planned amenities include meeting space and a bar.
The 0.71-acre site retains its existing 403-space internal garage; no new parking is planned. Tourbineau bought the distressed building for $12.5 million in December 2024.
