Brooklyn & Church Under Construction at 526 S. Church St.

Brooklyn & Church, a 448-unit mixed-use project, is under construction at 526 S. Church St. in Uptown Charlotte. The 13-story, 800,000-square-foot development converts the former Duke Energy headquarters into apartments and retail. MRP Realty is developing with Rockefeller Group as co-developer; SK+I Architecture is the architect.

The project is Charlotte's first office-to-mixed-use conversion. The building was constructed in 1975 and expanded in 1988. MRP acquired it for $35 million in 2022; total project cost is estimated at $250 million. JLL Capital Markets arranged the construction loan and joint-venture equity.

Apartments will average roughly 880 square feet in a mix of one- and two-bedroom units. Plans call for approximately 55,000 square feet of retail, including a new three-story, 30,000-square-foot retail building. The existing underground garage will be retained with 500 spaces, and a 60-foot-wide pedestrian walkway will bisect the block. Amenities include a rooftop pool, fitness center, spa, coworking space, dog run with pet spa, concierge service, and 13-foot-6-inch exposed ceilings.

Groundbreaking was held May 8, 2025. Completion is expected in late 2027. The site sits across from Bank of America Stadium.
