Two Roads Development has started construction on Pendry Tampa, a 38-story tower with 207 residences and a 220-room hotel at 100 South Ashley Drive.
Pendry Tampa and Pendry Residences Tampa is under construction at 100 South Ashley Drive in downtown Tampa. The 38-story, 409-foot tower will include 207 residential units and a 220-room hotel. Two Roads Development is the developer, with architecture by Arquitectonica. Completion is expected by the end of 2027.

The tower combines a Pendry-branded hotel with for-sale residences along the Hillsborough River, plus 719 parking spaces. Amenities include a rooftop pool, a 14,000-square-foot spa, a fitness center, four dining concepts, 10,000 square feet of meeting and ballroom space, and a kids club. Residents get a private lobby and dedicated elevators. Two outdoor pools will overlook the river and Tampa Bay, with retail and dining fronting the Tampa Riverwalk.
The site is within walking distance of the Tampa Convention Center, Amalie Arena, and Water Street Tampa. Road access comes via Ashley Drive, the Selmon Expressway, and I-275. HART buses serve downtown, and the TECO Line Streetcar connects to Channelside and Ybor City.
