ONE Tampa Breaks Ground at 100 E. Madison St Downtown

ONE Tampa, a 42-story, 225-unit residential tower, is under construction at 100 E. Madison St in downtown Tampa. Previously tracked as a proposal on Ashley Drive, the project has moved to active construction with a confirmed address and updated specs. Kolter Urban is developing, with Adache Group Architects as architect.

The tower will rise 519 feet, among the city's taller residential buildings. Completion is expected by June 30, 2027. It marks Kolter Urban's entry into the downtown Tampa high-rise market.

Amenities span multiple floors: a resort-style pool with integrated spa, cabanas, an outdoor lounge with firepit, and summer grill stations; a two-level fitness center, private training room, and yoga and spin studio; plus a business lounge, coworking space, and meeting and video conference rooms.

Other features include a social club room with indoor bar, a private dining room with wine wall, a game room with golf and F1 racing simulators, a theater and screening room, three furnished guest suites, a pet park with washing station, and a Skyline Bistro. Concierge and valet services are planned.

The site sits at the northern end of downtown near the Riverwalk and Water Street. Access includes I-275 and the Selmon Expressway; HART bus routes serve the area, and the TECO Line Streetcar connects downtown to Channelside and Ybor City.
