Crescent Heights has proposed NEMA, a 1,030-unit mixed-use tower at 3180 Biscayne Boulevard in Edgewater. The 49-story project, formerly known as Legends, rises 584 feet. RSP Architects is the architect.
The tower includes 941 parking spaces and ground-floor retail along Biscayne Boulevard. Amenities include a pool deck, fitness center, resident lounges, and a shared amenity deck.
The project designates 412 units as affordable housing, roughly 40 percent of the total. The proposal is in early stages and must clear Miami's review and approval process.
The site sits on the Biscayne Boulevard corridor, served by Miami-Dade Metrobus, just south of the I-195 interchange with access to Miami Beach and the Design District.
