Miami 21 Amendment Would Upzone Little Havana, Miami River Corridors
A proposed Miami 21 amendment would upzone 466-661 properties across 100-136 acres along SW 7th Street and SW 27th Avenue, allowing mixed-use buildings up to 8 stories.

A proposed Miami 21 amendment would upzone portions of Little Havana and the Miami River District along the SW 7th Street and SW 27th Avenue corridors, allowing mixed-use development up to 8 stories.
The amendment covers 466 to 661 properties spanning roughly 100 to 136 acres, concentrated along the corridors connecting Little Havana to the Miami River waterfront. The revised designation would permit mixed-use buildings combining residential and commercial uses.
As a code amendment rather than a single project, the measure requires review by the Planning, Zoning and Appeals Board and City Commission approval, with public hearings along the way.
The corridors are served by multiple Miami-Dade Transit bus routes and sit west of downtown with access to I-95 and SR 836.
