The Crystal Residences development site at 110 Phoenetia Avenue in Coral Gables has sold for $16 million. The property is approved for a 200-unit, nine-story mixed-use project totaling roughly 226,193 square feet. Fifield is the developer; Corwil Architects is designing.
The 93-foot-tall project will include 301 parking spaces, with completion targeted for late 2029.
Amenities include a fitness center and rooftop pool deck. Co-working space is under consideration, along with wellness offerings such as a cold plunge, sauna, and hot tub.
The site sits near the South Miami Avenue corridor with access to U.S. 1 and the Douglas Road and University Metrorail stations, plus Miami-Dade Transit bus routes on nearby major streets.
