Cipriani Residences Miami, an 80-story, 397-unit tower, is under construction at 1420 South Miami Avenue in Brickell. This is the newsletter's first coverage of the project, previously tracked as One Twenty Brickell Residences. Confirmed plans differ sharply from earlier reporting: unit count dropped from 803 to 397, while floors rose from 34 to 80. Property Markets Group is developing, with Sieger Suarez Architects designing.
The tower will rise 940 feet, among Miami's tallest residential buildings. The program includes mixed-use components and 606 parking spaces. Completion is set for September 30, 2027, moved up from January 1, 2028.
Amenities total roughly 50,000 square feet, including a pool, fitness center, and dining, plus signature Cipriani hospitality services.
The site sits along the South Miami Avenue corridor, served by Miami-Dade Transit bus routes and near Brickell Metrorail and Metromover stations, with direct Metromover access to Downtown.
