Sweetbird North, an 8-story mixed-use development, is under construction at 95 NE 40th Street in Miami's Design District. The 120,500-square-foot project from Raycliff Capital, with architecture by Snøhetta, targets completion by end of 2028.
A building permit valued at $31,126,700 has been issued, moving the project from approved status to active construction. This is the newsletter's first coverage of the development.
The design includes landscaped office terraces on every floor, a landscaped rooftop, and vertical garden planting throughout. Ground-floor retail will line the street level, consistent with the Design District's pedestrian-oriented character.
Construction runs through 2028, with completion targeted for December 31.
