Water Street Tampa Entertainment District Advances to Review

Strategic Property Partners' Block D project, with a 250-key hotel and 3,500-capacity music venue, is now under review in Channelside.

The Water Street Tampa Entertainment District, planned for Channelside Drive between Morgan and Jefferson streets, has moved from proposed to under review. Strategic Property Partners is developing the project, known as Block D, with architecture by Gensler.

The centerpiece is a 3,500-capacity live music venue. The 250-key hotel includes 12,000 square feet of amenity space with a pool deck, a 6,000-square-foot VIP lounge, and an 8,000-square-foot terrace overlooking Channelside Drive. The project adds more than 80,000 square feet of entertainment-driven retail and dining.

Plans call for 25,000 square feet of activated public realm, a central plaza, and 1,000 parking spaces. Arrival infrastructure includes a covered three-lane valet and rideshare drop-off and a porte-cochère. Completion is expected December 31, 2029.

The site sits near Amalie Arena and the Tampa Convention Center within the Water Street Tampa redevelopment, which holds WELL Certified Neighborhood status.
