Twelve03 at Centre South is under construction at 1203 S. Caldwell St., on the edge of South End near Uptown. The project, previously tracked as the Centre South Mixed-Income Development, has moved from proposed to active construction. The Fallon Company is developing, with architecture by BB+M Architecture.
The six-story project includes 329 residential units and a 180-room hotel. Completion is expected by the end of 2028.
Sixty-six units are designated affordable, roughly 20 percent of the residential count.
Amenities include a sky lounge with Uptown views, a rooftop saltwater pool with cabanas, coworking space, a fitness center, and a pet spa. Outdoor features: a central courtyard with a fire element and BBQ stations, a multi-use lawn, and dog-friendly areas.
