Waverly's Nexus and Hub Land $68.3M Refi

The Nexus and Hub at Waverly, two Class A office buildings at 6325 and 6210 Ardrey Kell Road in south Charlotte, have completed a $68.3 million five-year permanent refinancing. The six-story buildings total 312,738 square feet. Childress Klein developed the project, with architecture by Rule Joy Trammell + Rubio.

CBRE's Nate Sittema and Will Chapman arranged the financing, provided by a life insurance company. The property is owned by a joint venture of Childress Klein Properties and Ascentris Real Estate, which acquired it in 2019.

The Hub, at 6210 Ardrey Kell, spans 155,355 square feet and was completed in 2017. The Nexus, at 6325 Ardrey Kell, contains 157,383 square feet and was completed in 2019. The Hub is LEED BD+C: Core and Shell certified. Tenants include NN Inc., Holder Construction, ESRI, The Remi Group, and Moseley Architects.

Amenities include a 400-plus-space covered parking structure at The Hub, a dedicated garage at The Nexus, bike storage, and an outdoor Wi-Fi-enabled meeting space. The buildings connect to The Yard park and sit within walking distance of more than 40 restaurants and retailers.

The offices sit within the 90-acre Waverly mixed-use development near I-485, which includes 250,000 square feet of retail anchored by Whole Foods, a 140-room Hilton Garden Inn and Conference Center, 375 apartments, and 140 single-family homes and townhomes.
