The Dog's Head Development, a 12,395-unit mixed-use project, is under construction in southeast Austin on land bounded by the Colorado River, US 183 and SH 130. Designated TIRZ No. 21, the 9 million-square-foot project is being developed by Endeavor Real Estate Group. This is the newsletter's first tracking of the project, previously referenced as Project Toaster and the Dog's Head Fortune-100 Advanced Manufacturing project.

The scope has shifted from industrial to a mixed-use district with residential, commercial and supporting uses. Completion is set for December 31, 2057, reflecting a multi-decade buildout.

The plan includes 2,479 affordable units, roughly 20 percent of the total. The public infrastructure package covers parks, new roads, extensions of the Montopolis Drive and Dalton Lane bridges, water and sewer utilities, and flood control along the Colorado River frontage.

The site sits at the junction of US 183 and SH 130, with highway access to downtown Austin, Austin-Bergstrom International Airport and the broader Central Texas region. The bridge extensions will add connections across the area's existing barriers.
