Waterline Tower, a 352-unit mixed-use project, is underway at 98 Red River St, Austin. Developed by Lincoln Property Company and Kairoi Residential, it will feature 74 floors and 2.7 million square feet.

Standing 1,025 feet tall, it includes 251 hotel rooms, a 25,000-square-foot sky terrace, focus and meditation rooms, and an open-air restaurant. Amenities also include 348 bicycle lockers and 120 EV charging plugs.

Completion is slated for December 31, 2026. The project targets LEED Gold and WELL v2 Core & Bronze certifications for sustainability and wellness.
