Waterline, a 74-story mixed-use tower at 98 Red River St, is complete. The 2.7 million-square-foot project rises 1,025 feet along Waller Creek and includes 352 residential units and 252 hotel rooms. Lincoln Property Company and Kairoi Residential developed the project, with design by Kohn Pedersen Fox and HKS Inc. as architect of record.
The tower combines residential, hotel, office, and retail. Residential amenities on the 41st floor include two pools, a lounge, bar, kitchen, co-working space, fitness and movement studios, steam room, soaking tubs, and a communal dining area. Office space includes a 24,000-square-foot amenity deck with bar and lounge on the 14th floor and a 7,000-square-foot fitness center.
The hotel features a 16th-floor rooftop pool with food and beverage service and a ballroom and meeting spaces on the 14th floor. The project also includes 24,000 square feet of publicly accessible retail and restaurant space and 1,780 parking spaces. It is targeting LEED Gold.
Site improvements include pedestrian bridges over Waller Creek and direct connections to the Waterloo Greenway and Butler Hike-and-Bike Trail.
